Latitude on the River

Latitude on the River in a mid-level property located directly on the Miami River. This building has gotten some negative connotations over the past couple of years as it has been undergoing a massive overhaul and many of the amenities, especially the pool, have been out of commission. With the project nearing completion, this presents a unique opportunity from a pricing perspective relative to similar buildings in the area. 

The residences are generally spacious and range in condition. All of the north facing units have great views as they look directly over the river. The south facing units above the 24th floor get sweeping bays to the south and west. Units below the 24th floor get their view interrupted by the adjacent office tower to varying degrees. 

Amenities at Latitude include a pool and hot tub, residents lounge, state-of-the-art fitness center, yoga room and river front sun deck. Most units have parking assigned but some have valet only parking. 

There is a large multi-tower development underway to the west of the property that will ultimately connect the riverwalk with additional restaurant and retail. We hesitate to provide a timeline for this but the project is underway with one tower recently topping out.
